Orlando and beyond
See the stack before you argue with a payout.
We look after guest messages, pricing, turnovers, and one calendar across Airbnb, Vrbo, Booking.com, Expedia, Hopper, Google, Tripadvisor, Marriott, and palmhosts.com. You keep the listing, the payouts, and the weeks you want the house.

Listed where guests already look
palmhosts.comNot every home starts on all of them — we open the channels that fit each property and keep one calendar across them.
Live inventory
Real listings we operate under the Palm Hosts guest brand. This is the guest-facing side — owners keep their own listing and payouts on the co-host side.
A booking dollar
Move the sliders. A $2,400 guest total is not what lands in your account. This is the picture, not a quote.

Four questions. A straight recommendation. You can still read everything either way.
01 — The split
02 — One stay
During the stay
We answer dates, parking, resort rules, and whether the house fits the group. Speed here is how a listing gets chosen.
03 — This calendar
Tap a month. This is the rhythm we price and the rhythm you should block your own trips around.
Peak
Spring break fills houses. Minimum stays earn their keep. Owner weeks here are the ones to block early.
Typical rhythm hosts plan around. Not a promise of occupancy or rate.
04 — New host questions
Getting started
A co-host runs the hosting with you. You keep the listing, the guest relationship, and the payouts. A traditional manager often takes the listing onto their own account and brand. Palm Hosts is the co-host model: local operations, your name still on the home.
Control
Yes. On Airbnb you invite a co-host and choose how much access we get. Guest payouts continue to your account. Reviews stay on your listing, which is the asset you are building. Vrbo, Booking.com, Expedia, and Hopper do not use Airbnb’s co-host switch — we operate inside your accounts, or connect them through a shared calendar, and we never need to become the merchant of record to do the work.
Getting started
Airbnb, Vrbo, Booking.com, Expedia, and Hopper, plus direct booking on palmhosts.com — and the home surfaces on Google, Tripadvisor, and Marriott too. We do not turn every channel on blindly. A home with a strict HOA or a thin photo set might start on one or two sites, then open the others once the calendar and the cleaner can keep up.
The home
That is the point of a second home. You tell us the weeks you want — holidays, school breaks, a random long weekend — and those nights come off every channel. Booked guest stays stay booked. The earlier you mark your trips, the less often we have to choose between a guest and your sofa.
Guests
Checkout, inspection, clean, restock, and the next check-in. If something failed — AC, Wi-Fi, a stained mattress — it is logged before the next family arrives, not discovered in a review.
Guests
We do. New inquiries and booked guests get a reply the way a local host would: through the day and evening, including weekends. A lockout or an AC failure is treated the same night. You are copied when a decision or a cost is yours. We do not promise a stopwatch we cannot keep.
Before a listing
A short walkthrough for Osceola, Orange, the City of Orlando, Polk, Seminole, Lake, Brevard, and Volusia. One question at a time, including on a phone.
For Realtors
Send the address. We will say whether the parcel and the usual resort rules look like a co-host fit, or whether they should not underwrite the purchase that way. You stay their agent.
